Just moved in and I am on critter patrol everynite when i come in from work. The Roaches and Waterbugs are pretty bad. Pest control needs to be weekly in ALL UNITS. Only way to eliminate the problem is to do all units. Why charge me for it monthly and not do the work?
Very much agree with the previous reviews. The staff is incredibly rude, curt, and unhelpful--with the exception of Latoya and Anita. Phone calls are frequently ignored and left unreturned. Recently, I called the office back after I had stopped by and nobody answered. So, I went back as the issue I was trying to resolve was urgent; when I got there, the leasing staff was just sitting around talking. The online portal for reviewing rent is not user friendly and does not portray accurate billing. As far as scheduling a visit with the property manager, that is the last thing you should do if you want an issue resolved. Upon explaining my situation, she was unwilling to hear me out or work with me (when called, she was "busy" and I was asked to give a message; however, she responded quickly to my email). When my lease expires next summer, I will be moving out ASAP. On top of the staff being unhelpful, unorganized, and seemingly trying to overcharge residents, the property is not all that great. Cops are frequently trolling the area, I and many of the people I know who live here have had issues with infestations (fleas, ants, roaches, etc.). The water goes out frequently and the heating is inconsistent. Look elsewhere. The rent appears deceptively low, but once all fees are tacked on it is priced comparable to other, much better and well-reputed places. Try Trinity Lakes or Lincoln Wolfchase for comparable pricing. I tried contacting Carroll Management to get the issue resolved and they referred me back to the property manager, so no luck there either. Again, look elsewhere.
Definitely not the worst apartment I've lived in. The area and people around me were great. I didn't really have issues with management other than I referred someone who moved in and never got my referral bonus. I spoke to accounts 4 times about it over 4 months and was assured that it would be taken care of. As of moving out, I've never seen the money, so that sucks, but otherwise, I had a happy two years here. The apartments need some renovating. Security seems to be excellent. The complex is beautiful if you like nature. And rent is on the lower side for decent apartments in Memphis. Overall I think 3 out of 5 is a fair rating.

If you are use to nice, considerate, law abiding apartment managers... DON'T LIVE HERE!!! Apparently, everything I was told by the leasing agent (who no longer works there) was wrong... according to the apartment manager. But nothing the apartment manager has told me is in the lease. She is rude as hell and yelled at me after I asked her to show me in the lease where it states that the water bill must be paid at the same time as the rent... a bill which varies based on usage and is billed separately. After she couldn't point it out, she rush me out of her office and slammed the door behind me. Against the laws of TN and the lease I signed, I'm being charged 10% of my rent for an overdue water bill, which has been paid. I contacted the owners... Carroll Management Group... and was told that it would be taken care of. I come home today and there's another late payment of rent notice on my door with an additional $73+ fee... now I'm up to a balance of over $200 consisting of only illegally charged late fees. Did I mention that my rent is paid via the rent collection service THEY recommended? So, technically, my rent is never late! My options now are to file a lawsuit against them, wait for an eviction action, pay the balance, or break my lease and move. Why would you risk losing a tenant over a water bill? Please read the reviews before you move here! The management is TERRIBLE!!!
That’s right got an experience with them when I was looking for a apartment unit the lady who I spoke with was a bit irritated about my questions on maintenance issues they have.. she sarcastically says that it was some unhappy residents who complains but can’t wait for somebody to come and fix it.. but for me I think a great neighborhood starts with the management that why I think this place in not good for people who deserve best with their apartment.. can’t have another issue again with management.. it’s hard that’s why after I came their i wouldn’t recommend this place to live in..
