I first moved here in 2006 when these apartments were under the name Covington Crossing. I really liked these apartments at the time. Even though my rent was only $435, I got more than what I paid for. It was quiet and the office staff were VERY attentive. At that time the property management was LEDIC. When another property management took over, there have been a revolving door of office staff and maintenance, you never know who's going to enter your home when you have a maintenance emergency or what attitude you will encounter when you need to walk into the office to pay your rent. I could never get used to the faces. After LEDIC passed the property over to another management company (This happend 5 times) I have had instances where my apartment has flooded due to the neighbors' upstairs and behind me. Their hot water tank started to leak, after a bad rain storm the sewage was backed up to the point it stopped all functions of my toilet, human fecal matter came up through the bathroom tub. The water gets turned off with out notice from the office staff, the office staff leaves early and will not let anyone know. The front entry gates are not working properly due to the tenants and their guests always ramming the gates with their car. I mean really? The gates are made from iron and your car is made from fiber glass, who do you think will win here? It's a no brainer. I had an issue where I put my rent in the night deposit drop and someone "Fished" it out and paid their bill with it (I have a photo copy of the money order.). I ended up having to pay double rent + $200 attorney's fees. Now everyone knows Memphis is small and while working for Shelby County Schools at the time of this happening, I found out who did it, an office staff!! I was told this said leasing agent who no longer works there used to work at a Burlington with my co-worker who was managing her. She had to fire her due to theft. I was told to watch out for her. Also the office staff will talk about you to the other tenants, so it's best to get buddy-buddy with your neighbors to find out information, but only at your own risk. I have had my Comcast cable stolen (Beyond the Avery's control.). The laundry room always smelled of urine. There was an instance where people were urinating in the washer and dryer. There has also been a number of shootings and rapes at these apartments. Just recently a shooting/home invasion happened on 3/19/16. The new property manager's son lived behind me (He does not live there anymore.) and he always smoked marijuana. HE would smoke so much that when I would come home from work, my whole apartment smelled of it. I was told that he was involved in a drug deal gone bad at the apartments and got shot. It was on the news. Constantly have to deal with kids staying out beyond their curfew. Kids running up and down the hallways above my head. There was a group of kids who were going around letting the air out of people's tires, mines included. When renewing our lease (Husband and I) for Nov 2015-Dec 2016 my husband and I were going to renew our lease and when we got ready to moved, pay the $300 lease fee to get out of our lease. Found out that Avery Parks Apts no longer did this. If you break the lease you are responsible for the rental payments until they found someone to move into your apt. So if it take's them 5 months to lease out the apt. even though we have moved and is paying rent/mortgage some where else I would STILL have to pay them (In my case, since my rent went up to $450) $2,250.00. My husband said , "NO!" We decided to do month to month at the market rate of $570 only because the leasing manager said she would convince us to stay by showing us better than telling us. Repairs still went unfixed. There was also an over abundance of gnats, fruit flies and roaches. We we killing at least 100 gnats & fruit flies a day with my homemade apple cider vinegar traps and at least 4 roaches a day. Found out these apts are 2nd chance apartments, that's why they are ran down. We did this for 3 months and jumped ship!
I moved here yesterday and I love it so far! Everything is brand new, Clean and I am the first to live in my apartment! Leasing agent Ty was very helpful and sweet.
i see a lot of negative reviews but honestly I've been fine in these apartments idk if there's new management or what but they've been pretty good about fixing things too if they go out its not greatest apartments in the world but all in all im pretty pleased with them.
Don't listen to that one 5 star review. That person works for them. Very low budget complex. Electric outlets are grounded, which cause a unit to burn down. Sewage backs up a lot. Low flow toilets and showers. Management is a joke. Month to month is the highest rent, and if you sign the lease and break it, you will have to pay each month until they move someone in. Better options are down the street ir around the corner.
My first year beening was the best so excited to be there... Until the first month of the second year I resigned my lease. My apartment flooded (which was downstairs) due to upstairs hot water heater durst. Couldn't get through to no one for help the "page the hotline for emergencies" is a lie as I just stood there while my home was being distorted. The next day when the office opened I talked to Mrs. Angela Green about my situation told her I needed help NOW like ASAP cause I'm homeless and I can't stay here. Floor covered in water, celling falling in, water damage everywhere, it was a mess. Asked her if she wanted to see proof she said, "No I'll be over there soon". It took 30minutes for her to get there; look through every room only to say "you only need a wet vac" (video is on my Facebook page of the damage Shanice NieCy Cooper) EVERYTHING needs to be replaced not just the water vacuumed. Wasn't able to live there for three weeks(Angela Green thought otherwise) while it was under (slow) construction. Asked if she would give me another apartment "NO" or put me in a hotel "NO" slept in my car. They (she) didn't care about me of what was going on asked her if I could break the lease she said NO. Starting to think she wants me to suffer/struggle having said that I felt like I'm not paying rent until they come fix everything. Tamla Williams helped when she could still could've return phone calls please and thank you, the carelessness of Avery Park. Bathroom flooded three times didn't get it fixed. Stressing over all this and how they treated me I wouldn't recommend NO ONE to stay at Avery Park! I was evicted for Dec. 1, 2016 I wouldn't give them the full months rent. Secretly set a court date I knew nothing about (have video and photos) no documents whatsoever. Angela Green and Tamla Williams didn't want me to show my evidence. This wasn't fair to me and they will be hearing from my lawyer.
